- Broker-in-Charge: For Brokers with an ownership interest in the company or are actively engaged in the operation and management of the company.

Prerequisites for Real Estate Licensing
- Citizenship: Be a U.S. citizen or a lawfully admitted resident
- Age Requirement: At least 18 years old for salespersons and property managers and 21 for brokers.
- Education: High school diploma or equivalent, plus state-approved real estate education.
- 60 Hours of Classroom Education: This is for Unit I, which covers the Fundamentals of Real Estate.
- Additional 30 Hours of Classroom Education: This is for Unit II, the Advanced Real Estate Principles Course.
- Background Check: Mandatory fingerprint and social security number checks.
- Examination: Pass both national and state exams.
- Experience for Brokers: Active SC salesperson license for 3 years within the last 5 years.

You will also need to provide:

- A photocopy of your Social Security card
- A notarized statement affirming your lawful presence
- If an out-of-state applicant, a signed consent to jurisdiction and service of process is required
- Documentation of your high school completion, such as a diploma or GED certificate, if this is relevant to your application
- If a legal name change has occurred, official documents confirming this change, such as a marriage certificate or divorce decree, should be included.
- Lastly, if necessary, include your certificates of completion for Unit I and Unit II of pre-licensing education.

Post-Application
You’ve submitted the required paperwork and a $25 check; now what?
Once the South Carolina Real Estate Commission receives and processes your application, an email with further background check instructions will arrive. South Carolina requires a Fingerprint check and a Social Security check.
Self-reporting a criminal history is strongly encouraged before applying for licensure.
When a completed application is on file, applicants can schedule their exam.
